Prefabricated Steel Office Building on a Multi-Storey Frame

Steel Commercial Buildings

An office frame sized by storey height, grid, floor loads and services—not by a single-storey plant layout.

A steel office suits projects that must form floors quickly and keep partition-ready bays. Slabs, stairs, wet-area set-downs and ceiling height must be aligned or beams will fight the ducts. Plant-bay logic should not be copied.

Send storeys, height, plan, live load and the code. Mark a large meeting room or roof plant. Without a code name the reply stays at scheme level.

Erection follows the civil slab. Exposed columns or canopies that affect the facade should be raised at shop-drawing stage. Unpublished area and cost are omitted.

Attach the plan and storey height and say whether floors and cladding are included.

Tiankai Southeast fabricates marked members from approved drawings and supports erection by mark number. Sizes, loads and delivery follow the confirmed design file and contract; this page does not turn uncalculated tonnage, thickness or time into a promise.

  • Align height, grid and ceiling zone
  • Mark large rooms
  • Erect with the slab programme

FAQ

  • Can you fabricate from our drawings?

Yes. Send structural, shop or detailing drawings and we will cut, weld, drill and coat to those drawings. Member sizes, connections and joints can be adjusted per project. If you only have an architectural layout, we can discuss loads, span and use, then propose a steel scheme.

  • Do you support site erection?

Our core work is shop fabrication and delivery. We can supply erection drawings, piece marks and remote technical support. If you need a supervisor or erection assistance, state the programme and site conditions in the inquiry; we will assess it per project.

  • Is fire protection included?

Fire protection depends on local code and the required fire rating. Some projects need only corrosion coating; others need intumescent paint or boards. Please state the fire rating and code in the inquiry. Site fire-coating work is not included unless confirmed in writing.

  • Can the building be expanded later?

Expansion is easier if bay spacing, gable conditions, crane or mezzanine loads are reserved in the first scheme. Please say whether a future extension, crane or mezzanine is planned. A building without reserves can still be modified, but foundations and existing members must be rechecked.

  • Who is responsible for foundations and embedments?

The steel frame is usually fabricated in the plant and erected on site. Foundations, concrete and embedments are typically done by a local civil contractor. We can issue base-plate sizes, anchor layouts and embedment notes. The contract scope defines the interface.
